About the estate
Thorny Valley Estate is a beautiful small nature estate located at the start of the Cradle of Human Kind area, just five kilometres from the huge Cradlestone mall, Netcare Pinehaven hospital, Muldersdrift primary school, Silverstar casino. The King’s preparatory and primary school is only two kilometres away and it is only a 20 minute drive to Lanseria airport. It consists of 31 large stands, is very quiet and many owners have wildlife roaming around.
Security
Security is extremely good, with a monitored estate electric fence and security surveillance and continuous presence by a security company. The property for sale has significant additional security consisting of another fence, a 2.5m wall, another electric fence and another 2 meter wall. Ostriches roam in between the first wall and electric fence perimeter area. There has not even been an attempt in 12 years by intruders to enter the property for sale.

Nature of property

The two properties are divided in terms of a sectional title scheme. 6m high walls block any view between the two houses and both face on opposite directions, providing complete privacy between the two properties. The other neighbours are around 70–100m away, ensuring sufficient privacy but also not remote living in case of an emergency.
The benefit of the properties being sold in terms of a Sectional title scheme is that certain costs, such as the levies and rates set out above, can be split 50/50, resulting in a significant monthly saving. Currently sub division is not allowed due to the estate falling within the Cradle of human kind heritage area. However, should this be allowed in future, as anticipated, and should it be the wish of the owners to do so, the property can merely be sub divided on the same basis as the sectional title scheme. This would, however, potentially mean that the sharing of costs benefit would be lost.

The Cradle of Human Kind is a beautiful heritage area with numerous scenic attractions and hiking and cycling trails, with Kingskloof with its waterfall, only three kilometres away, and the Sterkfontein caves, lion and rhino park and many restaurants, lodges and wedding and function venues within a 10km radius.
